1st Monthly Newsletter

Well we have been independent now for 2 months and there is no looking back.

We have a new website that is about to be released very shortly.   It’s been and exciting time, having to rebrand the car, signs, pens and stationery.

We would love your feedback so we can add it to the website. We like good and not so good feedback so don’t be shy.

The new rubbish bins are currently being delivered.  It will be interesting to see how these work out.  I know one thing for certain, it will be great not having to chase tenants for those red rubbish bags.

The new law with regards to insurance was rolled out on the 27th of August.

All new tenancies must have an insurance statement stating the company you are with, what is covered and the excess the tenants may need to pay.  Failure to do this can result in a $500 fine.

Now there has been a lot of discussion over this at different meetings I have been to.  I have found this chart very useful.  I hope you do too.

Of course, the privacy rules have changed as well.  Its been a very busy year this year with all the new changes.

Here is a fact sheet regarding the questions, that may and may not be asked, when asking tenants to fill out application forms.

One thing to note on there is that we can’t ask them for their insurance details.  I’m not sure how this is fair.

Of course, we are lucky because we are kept up to date with all things legal and compliant thanks to Tenancy Practice Services.

And finally, the new Healthy Homes standards that are coming into effect next July.

The main changes I will be looking for, during my quarterly inspections, are Ventilation and heating sources.

I will keep you up to date over the coming months.

If you are not receiving your statements through our Palace website, twice monthly, please let me know and I will see what needs to be fixed.  I know a big problem is Palace doesn’t like sending to Xtra emails and anyone who has high privacy settings e.g. Hospital workers, govt departments.
